When we sat down across from the owners of this quaint fairway home we were literally knee to knee in what was once a very small porch but had been masquerading as a family room since it was converted several owners back.

The porch features a light blue painted tongue and groove ceiling reminiscent of coastal homes. It has stamped stained concrete and a door into the family room with built-in window seat (including toy storage for the dogs). The family room and kitchen feature cork flooring for softness underfoot and noise reduction. The dining room is still separated but with a larger opening into the family room to provide a clearer view from the front door into the light filled back space. Upstairs now features a wide cork-lined hallway with mirrored doors into a cedar closet, and sola tubes in the ceiling that funnel sunlight into the space in the shape of a can light. The laundry room has a stackable washer/dryer and fun glass “bubble” tile for where she gives the dogs a bath. The guest room/office has the best overhead views to the backyard below and houses lots of natural light. The walls are painted vibrant bright colors so work is never dull! The gabled wall of windows houses a built-in bench seat and shelves with two adjustable arm sconces for reading light. The door to the space is a frosted glass door hung on a track that doubles as a dry/erase board. Classic tile colors and patterns were chosen for the guest bathroom to keep it coherent with the rest of the house. It features black and white pinwheel flooring, a classic kohler bancroft pedestal sink and faucet, and faded mint green walls to mimic the color of the glass penny tiles that accent the shower walls. Thought was put into the placement and dimensions of the shower niche’s; making sure to have storage for using as a bath or standing for a shower.
The addition was topped off with a gorgeous stone patio off the back that includes a rock firepit and bubbling water feature. The homeowners’ are thrilled to have a comfortable and human-scaled home addition that makes entertaining friends much simpler and more enjoyable within the scale of Fairway, KS.
A sun-lit family room and screened-in porch was added on and the kitchen was slightly enlarged. The upstairs enlarged to house a guest bedroom/office, guest bath, and laundry room moved from the basement.
